Sunday I was sitting with a thought partner, walking through the week before it happened, and I already knew it was going to be an interesting one. I could feel it &#8212; not in my calendar, in my body.</p><p>Two meetings sat on that calendar.</p><p>The night before the first one, I couldn&#8217;t sleep.</p><p>Not from dread &#8212; from readiness. </p><p>The kind of awake you get when you&#8217;ve already run the numbers and the room you&#8217;re walking into was almost made for you.</p><p>The night before the second one, I went to bed with a nerve-wracking feeling of what could be, hoping that maybe this conversation just might be different.</p><p>Unfortunately, I was proven right.</p><h2>Tuesday&#8217;s room</h2><p>Tuesday&#8217;s room was technical &#8212; a diverse room, a housing round table. Operators with real experience, a structured agenda, and a conversation that ended in actions instead of sentiments. Eight groups around the table, and I won&#8217;t pretend it was harmony. I&#8217;ll admit it: I was extremely vocal and caused quite a few disruptions &#8212; but I was confident the insight was valuable. </p><p><strong>And the friction did something useful: we articulated the disconnects between those eight groups out loud. Different models, different lanes, nobody running one shared play.</strong></p><p>But here is what that room could do that mattered more than its disagreements: it could count itself.</p><p>Near the end, I asked the table straight: how many lots, projects, or homes do we represent right now, as a collective? </p><p>And we went around and counted &#8212; group by group, out loud. </p><p>Two hundred here. </p><p>Two hundred there. </p><p>A hundred in one builder&#8217;s pipeline. </p><p>Fifty on a hillside everybody thought was too steep to count. </p><p>Another hundred and forty about to break ground. </p><p><mark data-color="#93c47d" style="background-color: rgb(147, 196, 125); color: rgb(0, 0, 0);">The tally crossed a thousand homes before we ran out of chairs.</mark></p><p>A thousand homes at roughly $300,000 apiece. I did that math in the room &#8212; I&#8217;m not moving my decimal places over &#8212; and it&#8217;s on the order of <strong>$300 million in development</strong>.</p><div class="pullquote"><h3>$300,000 x 1,000 Homes = $300,000,000 Impact</h3></div><p> And a home doesn&#8217;t just carry a price &#8212; it carries production opportunity. At least two permanent careers sustained directly through construction, and at least one more supportive job in the community around the work; the National Association of Home Builders&#8217; job-impact research lands in the same range. Call it three per home. </p><div class="pullquote"><h3>That&#8217;s <strong>at least 3,000 careers</strong> sitting on that one table.</h3></div><p>I said one more thing in that room, and I&#8217;ll stand on it here: </p><div class="callout-block" data-callout="true"><h3><strong>It&#8217;s much easier to comp the collective than it is to comp the project. </strong></h3><h3><strong>A lender can pick apart any one of our deals. </strong></h3><h3><strong>A thousand homes moving together is a different conversation.</strong></h3></div><p>The room had gaps. It also heard its own number.</p><h2>Two days later</h2><p>The second room was wider &#8212;  Operators with real experience focused on minority developers, landowners, business owners, people who have been reading this city&#8217;s politics longer than I&#8217;ve been building in it. More range, more history, more hard-won judgment than Tuesday&#8217;s room by a distance.</p><p>And the agenda? Certification. Participation percentages. Compliance paperwork. How we should reposition ourselves into small businesses &#8212; small local business enterprises &#8212; so we can be more competitive for a spot on the larger general contractors&#8217; teams.</p><p>One number kept coming up, over and over: <strong>$400,000</strong>. That&#8217;s the push &#8212; get certified, get access, get to where a $400,000 city contract is within reach. </p><p>The information was real. The advocacy was real, and I&#8217;m grateful for the people who have carried it for years. </p><div class="pullquote"><h3>And still: the ceiling of the entire conversation was a % of somebody else&#8217;s project.</h3></div><p><strong><mark data-color="#ea9999" style="background-color: rgb(234, 153, 153); color: rgb(0, 0, 0);">I sat there running a different set of numbers, and I knew that if I said them out loud, they would land as fantasy. As fluff. As pie in the sky.</mark></strong></p><p>That was the conversation I had hoped would be different.</p><h2>The count nobody ran</h2><p>I&#8217;m not writing this from above the second room. I was in it. I am it.</p><p>But here&#8217;s the exercise that room didn&#8217;t do, and it&#8217;s the only thing Tuesday&#8217;s room did better. Go around the table and add up what the people in it can already reach &#8212; the land under their names, the projects in their drawers, the deals they mentioned quietly on the way in. </p><p>I looked around that room, roughly sixty people, and ran the count nobody asked for. My estimate, and I think it&#8217;s conservative: <strong>at least 5,000 homes</strong> of pipeline access, combined, in that one room.</p><p>Run Tuesday&#8217;s arithmetic on it. Five thousand homes at about $300,000 apiece is <strong>$1.5 billion in development</strong>. </p><div class="pullquote"><h3><mark data-color="#b6d7a8" style="background-color: rgb(182, 215, 168); color: rgb(0, 0, 0);">$300,000 x 5,000 Homes = $1,500,000,000 Impact</mark></h3><h3>THAT&#8217;S BILLION WITH A $BILLION</h3></div><p>Split it evenly across everybody in that room and it&#8217;s <strong>$25 million a person</strong> &#8212; </p><p>In the same afternoon we spent organizing our way toward a $400,000 contract.</p><p>And the careers. Three per home. <strong>Fifteen thousand careers sustained.</strong> Five times the weight of Tuesday&#8217;s table &#8212; held by the room asking how to qualify for a seat at someone else&#8217;s.</p><div class="pullquote"><h3>That&#8217;s <strong>at least 15,000 careers</strong> created by one room.</h3></div><p>A participation percentage is a slice of somebody else&#8217;s arithmetic. A pipeline is your own.</p><h2>The gap isn&#8217;t numbers</h2><p>People talk about this city like it&#8217;s one place living as two different worlds. </p><p>This week I watched the real divide, and it doesn&#8217;t run down a street. </p><p>It ran between two conference rooms, two days apart &#8212; and it was made of nothing but what each room believed about its own number.</p><p>The distance between those two rooms is not talent. </p><p>It&#8217;s not credentials, and it&#8217;s not even capital. </p><p>I&#8217;ve been calling it the count, and that&#8217;s true as far as it goes &#8212; Tuesday&#8217;s room counted itself, so it negotiated like a market. </p><p>The second room hasn&#8217;t counted itself yet, so it negotiated like an applicant &#8212; chasing crumbs with a bakery&#8217;s worth of ovens already in our hands.</p><p><span>Both rooms, in their own way, were organized around opportunity &#8212; they just meant different things by the word. </span></p><p><span>The first room was building the opportunity to </span><em>produce</em><span>. </span></p><p><span>The second was fighting for the opportunity to </span><em>compete</em><span>. </span></p><p><span>And when every strategy you have goes into competing inside somebody else&#8217;s arithmetic, it gets hard to believe what your own is worth.</span></p><p>But the count is just the visible half of something deeper. </p><p>You only count what you believe has value. </p><h2>The gap is belief</h2><div class="callout-block" data-callout="true"><h3>The gap between those two rooms is belief &#8212; </h3><h3>The belief that what we already have <em>is</em> the value, and that we don&#8217;t need to bring anything to someone else&#8217;s table to prove it.</h3></div><h1>Five thousand homes. </h1><h1>Fifteen thousand careers. </h1><h1>One Point Five Billion Dollars In Impact. </h1><p>The day we say those numbers out loud to each other, the question stops being <em>how do we get a seat at their table</em> &#8212; because we don&#8217;t need one.</p><h2>We are the table!</h2><p>Sunday I felt this week coming. </p><p>But now I have marching orders on how to move forward. </p><p>No hype.
