For Operators

Builders, Trades, Suppliers, Design/Engineering - Build at volume and Share the upside.

Join the Together.Homes Producer Cooperative and move beyond fee-for-service. Execute 500+ home annual batches under the Scale-Built Housing operating system—and participate as equity partners in the capital stack to benefit from collective value creation.

Who this is for

  • Builders & GC’s ready to scale standardized production.

  • Trades (mechanical, electrical, plumbing, framing, concrete, finishes).

  • Suppliers & Manufacturers (components, prefab/offsite, materials).

  • Design/Engineering Firms localizing national frameworks to municipal codes.

  • QC/Safety/Logistics operators who keep throughput on time and on budget.

Why join

  • Guaranteed volume: City commitment orders (e.g., 5,000 homes in 10 years) executed in 500+ home batches.

  • Operating system, not one-offs: Standardized designs, advanced manufacturing, bulk supply, coordinated schedules.

  • Upside participation: Earn your service fees plus equity-linked returns and patronage dividends tied to batch performance.

  • Aligned incentives: Everyone wins when cost, quality, and speed improve across batches.

How it works

  1. Co-op Membership

    • Apply as a Producer Member; maintain your independent company, join the co-op for batch participation and governance at the operator level.

  2. Onboarding & Standards

    • Adopt standard scopes, QA/safety, schedule cadences, and digital reporting (cost/schedule/quality).

  3. Batch Assignment

    • Commit capacity to scheduled 500+ home batches; scopes sized to your strengths (urban infill, transit corridors, rural nodes).

  4. Compensation Stack

    • Base fee for contracted scope.

    • Performance incentives for hitting cost/time/quality targets.

    • Patronage dividends allocated by contribution (labor hours, delivered scopes, cost savings).

    • Equity-linked participation in the batch capital stack (subject to terms) for long-term value capture.

  5. Continuous Throughput

    • As scorecards improve, unit costs fall and margins compound—co-op members share the gains.

What you get (concrete)

  • Pipeline visibility: Multi-year calendars instead of sporadic bid hunts.

  • Cost stability: Bulk procurement and standardized assemblies for your direct projects with OneMillion.Homes and your independent projects.

  • Cash flow + upside: Fee + incentives + dividends (+ equity-linked returns where applicable).

  • Operator voice: Input on constructability, sequencing, and continuous improvement at the co-op level.

  • Reputation flywheel: Scorecards (quality, safety, on-time) build your standing for future batches and cities.

What we expect

  • Schedule discipline and proactive coordination.

  • QA/Safety adherence and transparent reporting.

  • Value engineering that maintains climate-resilient performance.

  • Team play: Resolve blockers so the engine never stalls.

Where you plug in the capital stack

  • Project-level equity-linked tranches (when offered).

  • Working-capital programs tied to batch milestones.

  • Supplier financing aligned with bulk buys and delivery windows.
(Participation options vary by city and batch; terms provided in data room.)

Typical scopes needed (evergreen)

  • Sitework, foundations, framing, MEP, envelope, interiors, finishes

  • Offsite/prefab component manufacturing

  • Logistics, craning, staging, last-mile delivery

  • Design localization, permitting support, testing & inspection

  • Solar/energy systems, smart home, commissioning, warranty

Reporting you’ll see

  • Units started/completed (by batch & neighborhood)

  • Cost/schedule variance vs. baseline

  • Quality/safety metrics

  • Absorption & warranty signals informing the next batch
